Position

Responsible for the ongoing support and management of real estate transaction activities. Ensures consistency in processes, systems and reporting for a portfolio-wide transaction strategy of acquiring and disposing of real estate properties. Coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space, sales, early lease terminations, and more.

Essential Duties and Responsibilities

  • Prepare, recommend, and execute complex transaction strategies for a specified brand.
  • Assist/lead efforts on elaborate lease renewals and new site acquisitions.
  • Assists with project initiation and scope definition, prioritization of assignments, and adherence to company-driven priorities, commitments, and milestones.
  • Coordinate, execute and monitor all steps surrounding a transaction (completion of project initiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI, building evaluation matrixes, lease execution and transaction closeout).
  • Coordinates field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitates review and approval of proposed team resources for the purpose of transaction execution.
  • Drafts and creates a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, Letters Of Intent (LOI), and broker's opinions of value.
  • Coordinates the negotiation of sales through a field broker. Supports the negotiations of leases and lease amendments.
  • Negotiates lease renewals within prescribed timeline.
  • Locates and presents new properties to meet requirements and timeline.
  • Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
  • Works closely with Director of Real Estate , Lease Administration, Project Management, Facility Management, Construction, Legal and Finance/Accounting teams to ensure integration between the service lines.
  • Closely tracks all transaction activity.
  • Manages project tracking system to ensure timely transaction completion for assigned transactions.
  • Ability to resolve landlord and tenant disputes.
  • Other duties may be assigned.


Qualifications

  • Bachelor's degree in business or related field,
  • 3+ years of new deal transactions experience.
  • Excellent interpersonal, communication and presentation ability.
  • Strong analytical ability, both financial and qualitative
  • Experience in Software Tools: MS Office Products (Word, Outlook, Excel and PowerPoint), SmartSheets
  • Experience conducting financial and business analysis.
  • Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
  • Ability to work independently and within a team to build relationships and interact effectively with business partners and key stakeholders.
  • Willingness to take on new challenges, responsibilities, and assignments
  • A desire to work within a diverse, collaborative, and fast driven professional environment
  • Demonstrate strong relationship skills
  • Excellent verbal and written communication and presentation skills


Work Schedule

  • Extended hours may be required, with minimal advanced notice.
  • This position will sit in either the main Support Center, located in Independence, Ohio or our Overland Park, KS office.
