Our Vision for this Role
The Transaction Manager will be providing ongoing support and management of real estate transactions. Ensuring consistency in processes, systems and reporting for a portfolio-wide transaction strategy of acquiring and disposing of real estate properties. Coordinating field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space, sales, early lease terminations, and more.
What We Will Accomplish Together
- Assisting with project initiation and scope definition, prioritization of assignments, and adherence to company-driven priorities, commitments, and milestones.
- Coordinating, executing and monitoring all steps surrounding a transaction (completion of project initiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI, building evaluation matrixes, lease execution and transaction closeout).
- Coordinating field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitates review and approval of proposed team resources for the purpose of transaction execution.
- Drafting and creating a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, Letters Of Intent (LOI), and broker's opinions of value.
- Coordinating the negotiation of sales through a field broker. Supports the negotiations of leases and lease amendments.
- Monitoring lease expirations. Negotiating lease renewals within prescribed timeline.
- Locating and presenting new properties to meet requirements and timeline.
- Understanding how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
- Working closely with Director of Real Estate, Lease Administration, Project Management, Facility Management, Construction, Legal and Finance/Accounting teams to ensure integration between the service lines.
- Closely tracking all transaction activity.
- Managing project tracking system to ensure timely transaction completion for assigned transactions.
- Ability to resolve landlord and tenant disputes.
- Other duties may be assigned.
What You Have
- You should have a bachelor's degree in business or related field,
- You should have 3+ years of new deals and/or renewal transactions experience.
- You should have excellent interpersonal, communication and presentation ability.
- You should have strong analytical ability, both financial and qualitative
- You should have experience in Software Tools: MS Office Products (Word, Outlook, Excel and PowerPoint), SmartSheets
- You should have experience conducting financial and business analysis.
- You should have the ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
- You should have the ability to work independently and within a team to build relationships and interact effectively with business partners and key stakeholders.
- You should have the willingness to take on new challenges, responsibilities, and assignments
- You should have a desire to work within a diverse, collaborative, and fast driven professional environment
- You should demonstrate strong relationship skills
- You should have excellent verbal and written communication and presentation skills
